States or territories have basic model by-laws which can be amended to suit your scheme. Legislation changes and the way your scheme is registered significantly affect what laws are suitable, so check with a strata legal specialist for the appropriate version. As a starting point, try these:
- NSW: Living in Strata by-laws webpage provides a link to Model By-laws 2025
- VIC: Consumer Affairs provides Model rules for owners corporations
- QLD: Schedule 4 of the BCCM Act includes standard by-laws and guidance on applicable laws
- TAS: Department of Natural Resources and Environment directs to Schedule 1 of the Strata Titles Act 1998
- NT: Unit Titles (Management Modules) Regulations operate alongside the Unit Title Schemes Act
- WA: Landgate administers the Strata Titles Act 1985 and explains the two areas of default by-laws
- SA: The Strata Titles website advises model by-laws are outlined in Schedule 3 of the Strata Titles Act 1988
- ACT: Access Canberra directs to Associations Incorporation Regulation 2023
