TOPIC: STRATA RECORDS – LEGAL OBLIGATIONS AND HISTORY OF YOUR BUILDING

Safe keeping and ready retrieval of a building’s records are essential in the ongoing maintenance and legal governance in a building’s operation. Ready access to plans, especially hydraulic services and the like are vital in the event of leaking pipes, etc. to save expensive opening of walls in search of pipes. Efficient retrieval of correspondence, etc. in the event of legal disputes or insurance claims is essential.

Committee members change, strata managers change, as do building managers if you have one. Some strata managers destroy records after 7 years, records get lost, or are omitted on strata manager handovers if the owners corporation changes managers.

How well are your building’s records and history protected? This meeting we have committee members of 2 major Sydney buildings to tell us their approaches. We then have 2 service providers to tell us what they can offer to owners corporations.
